Lilac Cottage, 22 Church Plain, Wells-next-the-Sea, NR23 1EQ is situated within easy walking distance of the shops & Quay and 2 minutes walk away from The Buttlands, a large village green boasting both The Crown Hotel & The Globe Inn.
This eighteenth century Grade || listed cottage is very deceptive in its appearance from Church Plain, with its cement rendered and painted frontage which is typical of this area of Wells. The colour lends to its name, along with the Lilac tree in the delightful rear garden.
The property was completely renovated in 2007 to a very high specification including full gas central heating, a handmade kitchen with granite worktop and modern bathroom, and has been refurnished throughout.
Entering through the front door, one has a real sense of the age of the property with its original beamed ceiling and large open fireplace with wood burner. The lounge is comfortably furnished with sofas and easy chair, colour TV with freesat, DVD player, and CD player. Free Wifi.
The handcrafted kitchen is fully fitted with oven and hob, microwave and fridge. A separate utility room provides full laundry facilities and freezer.
The fully enclosed private garden enjoys the sun from early morning to late evening and has outdoor table & 6 chairs. There is plenty of room in which to enjoy the peace and solitude, as well as the sunshine.
There is access into another large garden which you may also use.
The bathroom comprises a large walk in shower, bath, toilet and washbasin. There is also a separate washroom with toilet and handbasin on the first floor.
There are two double bedrooms on the first floor, both with plenty of space. A narrow original staircase leads to a twin bedded room on the second floor.
Please note that the staircase to the twin bedded room is unsuitable for very young children and the elderly but teenagers will never want to come down from this hideaway with its own TV & DVD player.
Please bring your own sheets, duvet covers, pillow cases and towels.
Pets (£10 charge per dog, maximum 2 dogs ) and children welcome. Strictly No Smoking.
Normally weekly lets only Easter - October. Short breaks - Jan - mid March & Nov - Dec. Minimum 2 Nights (Excludes Christmas/New Year)
Short Breaks £65 per night Sun - Thurs. £85 per night Fri - Sat. Please note that a £35 surcharge applies for 2 night only bookings.
If you need to cancel your booking for whatever reason this must be in writing. If it is possible to re- let the property a refund of any money paid will be made up to the amount received from the re-let, less a £40 administration fee.
NEW CANCELLATION POLICY ON EXISTING BOOKINGS:
Until further notice our standard cancellation policy is superseded with the following terms, if existing bookings need to be cancelled as a result of Coronavirus:
A refund of 50% of the deposit paid will be refunded, or alternatively the full deposit may be used against a future booking for a holiday taken within 12 months of the existing holiday date.

Until further notice we undertake to refund any monies paid on new bookings made after 18/3/20 if it is necessary for you to cancel your booking due to Coronavirus.
Please note that this Cottage operates a Friday changeover until September 2020 when it will revert to a Saturday changeover.

Parking is free street parking on Church Plain, usually outside the door or within a few yards even in the summer.
There are two gardens, the private garden to the rear of the cottage which is dog proof and has plenty of space to sit and enjoy the sun. Beyond and to the side of this is a large expanse of lawn with flower borders. This garden is shared with neighbouring Bluebell Cottage, but is not visible from your own garden.
Lilac Cottage is situated away from the bustle of the Quay Front but within a short walk of all amenities including Pubs, Restaurants and Shops.
Catch the train to the beach or park in the car park and enjoy miles of walks through the pinewoods and vast expanses of beach, unrivalled anywhere in North Norfolk.
Many guests return year after year which is testament to the comfort & quality of Lilac Cottage. Ideal location near pubs and shops.
