The Boat House is a lovely single-story, 2 double-bedroom period holiday cottage, with an open fire, WIFI, sunny enclosed garden and parking, only minutes from the quay at Wells. Open all year for holidays and weekend breaks.
The Boat House features an open-plan kitchen, dining room and sitting room with an open fire, two double bedrooms and a bathroom with bath, shower over the bath and washing machine.
The cottage runs off gas central heating. The kitchen includes a full-size fridge freezer, microwave, oven and iron.
The dining room area comfortably seats four. The sitting room area has two sofas and a flat screen TV and DVD player.
Children are welcome and catered for - we have a travel cot and high chair, and as the cottage is single story there are no stairs to consider! The outside area is fully enclosed with access from the front and back via two gates, both of which have bolts at the top to keep small children (and dogs) safely inside.
Pets: Dogs are allowed by prior arrangement - there is a £25 pound charge. We would be grateful if dogs were kept out of the bedrooms and off the furniture at all times.
The property is non smoking.
Week rentals are from Saturday to Saturday during the summer months, but during the winter we are flexible to allow for long weekend breaks.

Outside Property
There is an enclosed, sunny courtyard with garden furniture and off-road parking at the back of the cottage for one car. Next to the property, just off the road is a lay-by, where there is always plenty of free parking available.
Surrounding Area
Wells-next-the-Sea is a hub for North Norfolk coastal activities.
From the picturesque harbour (where crabbing is a must) you can either walk, take the narrow-gauge railway or drive to the spectacular beach with its famous array of colourful beach huts. Stop at the Beach Cafe afterwards for a drink and snack - you can also hose down a sandy dog! Wells has a pretty, leafy green peaceful square, The Buttlands, which is surrounded by fine Georgian buildings.
Staithe Street, the bustling high street, has all kind of independent shops, some lovely tearooms, great gastro pubs and restaurants and you’ll also find The Wells Maltings, North Norfolk’s Landmark Cultural Centre with exciting events all year round.
This beautiful coastline is a top destination for birders and walkers all year round.
Beautiful Holkham Hall is just down the road and is well worth a visit and they host a variety of events throughout the year.
You can hire a bike from the quayside and spend a day exploring the coastal paths, or perhaps Holkham's stunning deer park. And don't forget to reward yourself after a busy, active day with some of the best fish and chips in the area.
Great local pubs include The Crown Inn and The Globe Inn at Wells and The Victoria at Holkham.
