With soft comfortable furnishings, this charming hideaway is the ideal place to relax after a long walk on the beach in the cooler months and a fabulous family base to enjoy the long lazy days of summer. The open-plan living space leads in from the main entrance and is perfect for sharing time with friends and family. On the first floor is a stunning king-sized bedroom with a roll-top bath, where you can relax and unwind after a day on the coast. A cosy twin bedroom with sloping ceilings can be found on the second floor.

With the Coasthopper bus stop not far from the front door, you can explore the coast without using the car, and if your vehicle is powered by electricity, the cottage has a charging point too at an extra charge.

IMPORTANT:
This cottage has a steep Norfolk winder staircase and therefore is not suitable for anyone with mobility issues.

Living/Kitchen/Dining Room leading off from the entrance hall, this is an open spaced room with wooden flooring. Relaxing sofa and pouffes, flat screen TV with Netflix, Amazon Prime etc., pine dining table and chairs, window seat.
Kitchen area has modern fitted kitchen, electric oven cooker with ceramic hob, microwave, undercounter fridge with small freezer and cafetiere. Well stocked with kitchen equipment.

Bedroom 1 has a King-sized bed, bedside tables, hanging space, roll-top bath.

SECOND FLOOR
Bedroom 2 is a twin-bedded room. Bedside table, hanging space and cupboards.

Private parking space directly in front of the cottage for one average sized car. Electric vehicle charging point for an extra charge.

Surrounding Area

This delightful seaside town has a lovely Georgian green, and in the heat of the summer this is a welcome place to enjoy a picnic in the shade of the trees which surround it. The town’s Staithe Street is home to several traditional and contemporary shops, places to eat, galleries and the newly renovated Maltings; here you will find interest in the history of Wells, exhibitions, a bar and café. The Maltings also shows films throughout the year to delight the locals and visitors alike.

The quay is a wonderful place to watch people and boats, come and go. Still a working fishing port, you can take a trip out to sea to try your luck at catching some supper. If you prefer to stay closer to the shore, you can enjoy a boat trip round the harbour or catch crabs from the quay, known locally as ‘gillying’. Wells Sailing Club provides entertainment during the summer, racing beautiful old wooden sailing boats out on the water at weekends during the high tide. If you feel peckish whilst taking in the local action, you can tuck into fish and chips on the quay wall and enjoy the wonderful views out to sea, but keep an eye on the sea gulls! If you prefer to eat indoors, Sands Restaurant offers a great menu and wonderful views across the harbour.

A walk along the beach bank will take you to the picturesque beach, with bordering pine forest and colourful quirky beach huts, where you can rent our beach hut on a daily basis throughout the year.

Wells-next-the-Sea is set in North Norfolk’s Area of Outstanding Natural Beauty and is part of the largest coastal nature reserve in England and Wales. As such it is a perfect location for bird watchers where the wide expanse of marshes provides the perfect habitat for wading birds and winter geese.

If your holiday is during Wells carnival week, you will be treated to a wonderful variety of family events including live music on the Butlands, a large procession of floats through the town, food and craft stalls and children’s competitions which include a duck race, sandcastle building and gillying.
