THE COTTAGE
Hollyhocks was built in approximately 1850, as a railwayman's cottage out of red Norfolk Carrstone bricks to the front and traditional Norfolk flint to the rear. Hollyhocks Cottage provides an exceptionally comfortable stay, all year round. It is warm and cosy.

The cottage has been tastefully renovated and refurbished throughout with all the comforts one would expect in the 21st century so that it is ideal for modern day living. At the same time, it has retained many original period features, such as exposed oak beams, inglenook fireplace and exposed brickwork.

LOUNGE DINER KITCHEN
The open plan lounge-diner is separated by a half height partition with aspect towards the fully fitted cream shaker style kitchen units. Appliances include a washing machine, dishwasher, electric induction hob, fan assisted oven with grill, microwave & fridge with internal freezer.

BEDROOMS BATHROOM
Upstairs, there are 2 double bedrooms one with an oak double bed and the second with 2 pine single beds, ideal for children or other guests. A brand new Bathroom fitted with modern white bath with rain shower over and fitted cupboards . Bed linen is provided.

WARMTH
There is oil-fired central heating and double-glazing throughout so the cottage is as cosy throughout the winter as it is during the summer months.

HOME FROM HOME
The lounge is furnished with comfortable lounge furniture with 32” smart TV with freeview digital channels. There are smart speakers throughout as well as full fibre WiFi.


FINISHING TOUCHES
The cottage is furnished throughout with oil paintings and water colours many original and depicting Norfolk scenes. There are pure wool rugs in the lounge.

Hollyhocks provides an ideal holiday, weekend retreat or short break, summer or winter, near the beautiful north Norfolk coast and close to glorious unspoilt golden sandy beaches. It is ideally located for Burnham Market, Brancaster, Wells, Holkham and Sandringham.

OUTSIDE
Outside there is a pretty, tastefully planted courtyard garden featuring hollyhocks as well as other colourful plants depending on the season, alongside a paved patio and shingle driveway for off street parking for one car.

There is also a secluded suntrap facing south west complete with cast iron bistro table and chairs, and a wooden bench.

Surrounding Area

Docking village is just 5-10 minutes away from Brancaster, Hunstanton, Holman, Holme, Thornham, Wells, Burnham Market and Sandringham. It’s at the hub of a "cartwheel" with quick easy access to all these places in the immediate vicinity. The village itself is a thriving community with excellent facilities including Post Office, local Spar Shop open 7 days per week, the best Fish and Chip shop in North Norfolk, Dr's Surgery, playing fields, fishing lakes etc. There are plenty of excellent Pubs and restaurants in the vicinity including in Docking itself, The Railway Inn Pub and The Nest, named in the Michelin Guide. Good bird watching nearby, golf courses, walks and of course stunning North Norfolk scenery
