The South facing living room has two arm chairs and a settee, complete with TV/DVD , radio/CD and Video player. Heating is by off-peak night store room heaters which are provided at NO additional cost including ample hot water. The large brick hearth has an electric wood burner style stove with fan heater. The room features an original local stone wall and a brick chimney breast, in addition to the original exposed ceiling beams dating back to 1803
The kitchen / diner, is fully fitted with a modern ceramic hob electric cooker, microwave, dish washer and fridge-freezer. The dining area has a pine table and bentwood chairs.
French doors lead off the kitchen to small conservatory, and access to the very private and secure sunny rear garden.
The tiled bathroom has a modern suite with a generous over the bath shower, pedestal wash basin and toilet, in addition there is a wall mounted fan heater and heated towel rail.
The washing machine and dishwasher are in an adjacent passage leading to the bath room.
The large south facing main bedroom has a reproduction double bed, period furniture and also a pedestal wash basin.
The adjoining second bedroom has two comfortable single beds, and is very popular with small children.

Car parking is for a single vehicle in a designated off-road area in front of the cottage. The sunny front garden is a traditional cottage flower garden with a wooden seat. The very private paved patio rear garden with a decorative seat and picnic table is a safe and sunny play area for small children. The south west facing summer house with a Bistro style table and chairs, is ideal for afternoon tea. In addition there are two comfortable folding chairs during the summer season.
The dog friendly very secure paved rear garden, is also ideal for a maximum of two small well behaved pets.
Woodpeckers is the end cottage of a row of four former dwellings for the wood yard workers in a conservation area. The cottage is set back from the main A149, separated by a large private car park. The Brancaster village Hall (PE31 8AA) is near by, which incorporates the village shop and Post Office in addition to the extensive Bar 71 facilities with a guest Wi-Fi hub. The adjacent large village recreation field, includes a well equipped children's play area and a fee paying hard tennis court..
The Titchwell RSPB reserve is just over a mile away, and the Nationally acclaimed Brancaster beach is within reasonable walking distance. The Norfolk Coastal path along the edge of the marshes leads to the popular Brancaster Staithe Sailing Club.
The Ship Hotel is only five minutes walk from the cottage, in addition to good food it also has a Wi-Fi hub for guests.
The Lynx Coastliner Bus service from King's Lynn and Hunstanton passes the cottage regularly throughout the day with two bus stops very nearby for Burnham Market, Holkham beach and Wells-next- the- sea. The Sanders Coasthopper Bus service connects at Wells-next-the-sea for onward travel to Blakeney, Cley-next-Sea, Sheringham and Cromer. Sandringham can be reached by bus using a Lynx Coastliner bus service from Hunstanton towards King's Lynn. Houghton Hall is only a car ride away as are also several National Trust properties including Blickling Hall, Felbrig and Oxboro Hall.
Brancaster beach which is managed by the National Trust is a vast expanse of sand at low tide, with access next to the Royal West Norfolk Golf Club. The extensive car park close to the beach with a car parking ticket machine, is at the end of the Beach Road from Brancaster village.This road does flood with sea water on very high tides and care should be exercised. Access is also by a wide hard footpath along the top of the sea bank bordering the Beach Road. Extensive views of the marshes on both sides of the footpath make this a popular walk for both holiday visitors and bird watchers.
