Description

The cottage has a homely feel to ensure guests are comfortable and relaxed during their stay. It has electric night storage heating throughout with an additional electric fire in the sitting room. Entrance to the barn is via an entrance hall equipped with a washing machine and a dishwasher. There are numerous children’s toys here with others spread around the cottage.
Next to it is the dining room with a large table and long benches seating up to 10 adults. It also has 2 child’s highchairs.
The fully equipped kitchen has an electric cooker, microwave, sandwich maker, electric kettle, electric coffee percolator and fridge/freezer along with assorted crockery/cutlery/glasses cooking utensils etc. etc.
In the sitting room, there is an electric fire and seating for 7 adults on comfortable leather chairs and settees. It has a digital flat-screen television with Freeview, a DVD player and radio and plenty of books and DVD’s.

Off the sitting room there is a family bathroom with bath and electric shower.
There are 3 bedrooms upstairs. All bed linen, towels etc. are supplied but visitors are asked to bring bed linen for the cot I required.
Bedroom 1: Has a double bed with side tables and lamps, and a fitted wardrobe/shelving unit. Adjoining it is an ensuite room with toilet and washbasin.
Bedroom 2: Has a night storage heater, cot, cupboards and dressing table. It is an occasional bedroom leading directly off stairs. It has a single bed with a fold out privacy screen.
Bedroom 3: Has three single beds, side tables and a chest of drawers.

Outside Property

Outside there is a paved patio area with a table and 6 chairs. There is a BBQ (with charcoal and tools supplied), a large sun umbrella and a rotary clothes line. There is over half an acre of garden with a summer house. In the summer house is a table and chairs and numerous garden games such a boules, croquet set, football with 2 football nets etc. There are also children’s swings. In addition, there are chickens wandering about!

There is unlimited parking.

Surrounding Area

Swanton Novers is an approximate 15-minute drive from the coast. It is a small peaceful village surrounded by organic meadows and ancient woodlands. The cottage is particularly safe for children as, apart from the large garden, it is well away from public roads. It is ideally suited for walking, cycling, bird watching and generally relaxing. Much of this woodland is managed by English Nature and forms one of the most important woodland reserves in the country. Entry to this area is restricted but visitors can borrow a free permit to enter it. This reserve often has one of Britain’s rarest breeding birds, the honey buzzard. Public footpaths access other parts of the woodland and village. The Barny campsite, with a licensed bar and restaurant open to the public, is a pleasant 15-minute walk away along a bridleway.

The very popular town of Holt is only 6 miles away and Norwich just over 20 miles.
