Lavender Cottage is a very versatile property offering comfortable and spacious accommodation for up to four people. It is perfect for one or two couples or a family with children. Many guests return regularly once they have discovered it!

This delightful Grade II listed traditional brick and flint Norfolk cottage has the rare benefits of a private, enclosed rear garden plus off-road private parking - it also has a first floor bathroom, second WC in downstairs cloakroom and wide straight stairs - not always the case in a traditional Norfolk cottage! This super cottage is light and airy and has been sympathetically renovated to retain character and traditional features such as an open fire and beams. Combined with the convenience of wifi, oil-fired central heating, comfortable furnishings and fittings and modern appliances, you really do have "the best of both worlds" here!

The front door leads into a generous central hall with a useful downstairs cloakroom/WC and doors into the triple aspect beamed living room with open log fire (or portable electric fire) and the fully equipped kitchen with dishwasher, washer/dryer, electric oven and hob, microwave etc. At the far end of the hallway the part glazed door opens onto the private, enclosed "cottage style" garden equipped with Nova patio table, chairs, cushions and parasol. Also two adjustable recliner chairs to make the most of this south-west facing sun-trap (see photo showing rear of property and garden - now enlarged with the removal of the picket fence).

A straight flight of undemanding stairs (a rare find in a traditional Norfolk cottage!) leads up to the landing with small window overlooking village street and doors to the modernised bathroom and two good sized bedrooms. Both bedrooms are well equipped with TV's with integrated Freeview channels. The first bedroom has a 5 foot king size bed and a window overlooking the pretty rear garden; the second twin bedded room is light and spacious with 3 foot single beds and dual aspect windows. Both rooms will be made-up with high quality co-ordinated linen and a hand towel and bath towel per person.

The refurbished bathroom has a wall heater, heated towel rail, matching basin, toilet and bath with mixer attachment and electric shower over. An airing cupboard houses immersion heater, iron, hairdryer, ironing board, stepladder etc.

Bed linen, towels, tea towels, wifi, electricity, oil-fired central heating and starter pack of logs (seasonal) are all included in the rent. We just ask guests to bring beach towels.

Please note the BT wifi connection is provided to enable you to check your emails and look up the many local attractions - it is not suitable for major projects or “working from home” whilst on your holiday! There is also a land-line telephone for incoming calls.

Lavender Cottage is a non smoking property and does not accept pets. Whilst the cottage is absolutely ideal for families with children, it is not set up for infants or toddlers.

Private enclosed garden - this pretty "cottage style" garden has been enlarged since this photograph was taken and is equipped with Nova cast iron furniture, parasol and cushions. A real sun-trap and ideal for alfresco dining or evening drinks.

Just three miles from the North Norfolk coast and situated in the pretty, unspoilt village of BINHAM with its landmark priory ruins, Lavender Cottage is a delightful brick and flint listed Norfolk cottage dating from 1709. Ideal holiday base for the beautiful North Norfolk coast with Blakeney, Holkham, Wells-next-the-Sea and the market towns of Holt and Burnham Market within easy reach.

The cottage is only steps away from an amazing village shop which sells just about everything - including daily newspapers and even petrol from a vintage pump! There is also a homely village pub, The Chequers, which serves excellent lunchtime and evening food and is just a short stroll away. Near the magnificent Binham Priory ruins is a farm selling raw milk and The Parlour - an award winning cafe linked to the dairy.
