A porched wooden door leads into Abbey Cottage's light and uncluttered beamed living room, which also houses the dining table and chairs.

HD television with Freeview, free Wi-Fi broadband access, iPhone/iPod speaker dock and a hamper of board games are provided.

A spacious and well-equipped kitchen is situated off the living area to the right, with electric cooker, dishwasher, fridge/freezer, microwave oven and washing machine. Thoughtful touches include lobster crackers and seafood forks for those balmy "al fresco" evening meals, and a slow cooker for winter stays!

A wonderful vintage conservatory is entered from either the dining area or kitchen. This is a super space, with a large bookcase stocked with many books (something to suit everyone!) and a bistro table with four chairs. The conservatory looks out onto the patio, and beyond that the historic gardens of the cottage and the Beeston Priory ruins.

Leading from the living area to the left is a hallway to the bedrooms and bathroom.
The twin room houses two oak single beds comfortably, with views to the cottage's gardens.

The light and spotlessly clean bathroom has a free-standing roll-top bath, a spacious shower, basin and loo - with wonderful snuggly premium towels for everyone.

Finally the master bedroom, with its kingsize metal bed and oh so comfortable mattress, and very large walk-in wardrobe with lots of hanging space and shelving. The window looks out to the cottage gardens.

All bed linen is 100% cotton with pure new wool duvets (maintaining coolness in the summer heat and warmth in the winter chill).

The cottage benefits from gas central heating, and a log burner for stays in the winter months.

Weekly bookings at this property run from Saturday to Saturday.

Parking is by the south-facing courtyard on the approach to Abbey Cottage and comfortably accommodates three vehicles.

Abbey Cottage has a unique and extremely attractive garden. Two, in fact!
From the patio, a few steps lead down to the flat lawned square area that was once the Priory Cloisters. The 13th century Priory walls form the walls of the garden. Through a beautiful archway is an area of young fruit trees. This is also entered via a hedged walkway from the patio.

There are wooden benches in both gardens and patio furniture comprises a table, two chairs and another bench.

An Outback gas barbecue can be provided in the summer months.

Surrounding Area

Abbey Farm cottages are adjacent to the Grade I listed ruins of the 13th century Augustinian Priory (a heritage site) with Beeston Bump (a cliff-top hill) and the North Norfolk Coastal Path a further 200m to the north.
To the south, just 250m away, is Beeston Common, a Site of Special Scientific Interest, where the varied habitats hold a rich biodiversity of flora and fauna.

Only 600m away, ten/fifteen minutes walk, is the sandy beach of Beeston Regis, which leads either way to Sheringham or Cromer.

A mile to the east is Sheringham - one of Norfolk's most charming and pretty coastal towns with its award-winning beach, steam railway, Little Theatre, Crab and Lobster Festival, 1940's weekend, COAST Arts Festival and many restaurants and tea rooms, with the National Trust Sheringham Park a mile further to the south.

With beaches, three golf courses, clifftop and woodland walks, historical towns and coastal villages all nearby, Abbey Cottage is perfectly situated for an "any time of year" break, long or short.
