Primrose Cottage is a very versatile property - spacious enough for two or three couples to holiday with or without children; ideal for a traditional family holiday, with room for teenagers and grandparents but equally cosy for just one couple to enjoy a relaxing break in a comfortable space.
Additionally, larger groups or several families wishing to holiday together, may be interested to know that our adjoining cottage (Lavender Cottage, BInham) is also available to rent and can sleep a further 4 guests - it is equally well appointed. Back to Primrose Cottage, the accommodation is presented with taste and style. It is spacious yet retains a quintessential cottage feel with beamed ceilings, woodburners and the luxury of oil fired central heating. The front door leads into a tiled hallway with utility room (equipped with shower, washing machine and tumble dryer) and a separate downstairs cloakroom/WC. Door and small step up into spacious fitted kitchen incorporating bespoke larder unit. Granite worktops and integrated fridge, freezer, dishwasher, electric oven and hob. Kitchen leads into beamed dual aspect dining room with lovely feature inglenook fireplace and woodburner. Glass topped dining table and seating for 8 - door to patio area and garden. Through to tiled rear hallway which leads into a lovely large, light sitting/garden room with cosy sofas and fireplace with woodburner (or electric fire) at one end and conservatory style windows and large french doors opening onto the garden and patio at the far end. Well equipped with large flat screen TV with integrated freeview, DVD player, i-phone docking station and BT Home Hub with wi-fi access. From the hallway a wide flight of undemanding stairs leads up to first floor where master bedroom is on the right with adjoining shower room with electric shower, washbasin and toilet. The large airy master bedroom with 5 foot kingsize bed has ample fitted cupboards and wall mounted flat screen TV with integrated freeview - dual aspect windows. Down the landing is one of the two twin rooms (both recently equipped with wall-mounted flat screen TV's with integrated Freeview), with feature brick chimney breast and window overlooking pretty side garden. This room has two 3 foot beds but can also be set up as a large single room on request. This room usually features fun Emma Bridgewater Polka Dot linen and is ideal for two children or a couple. At far end of landing is the second twin room - a lovely spacious room with views over the village. Down a small step into family bathroom with basin, toilet and bath with electric shower over bath. Also at this end of the landing is the fourth bedroom - a small single with safety window bars - ideal for a child or infant in a travel cot. Large cupboard with spare duvets for guests. Travel cot, high chair and pressure fit stair gate available if required.
Bookings run from Friday to Friday with short breaks and long weekends available out of peak season. Xmas/New Year breaks POA. This is a non-smoking property and does not accommodate pets.

Ideally located in the heart of the quiet, unspoilt village of BINHAM with its famous 12th century Priory and ruins. A short walk to well stocked general store and village pub. Fantastic base to explore the North Norfolk Coast at Blakeney (approx 3 miles) or Holkham and Wells-next-the-Sea (approx 5 miles). Also within easy reach by car are Holt, Burnham Market and Walsingham. Ideal location for visiting National Trust properties, RSBP reserves, Pensthorpe Nature Reserve, Thursford Organ Museum (with popular Christmas Spectacular) and Holkham Hall. Approximately 45 minutes drive to Norwich.
