Old Barnyard Cottage is a cosy Victorian cottage located in a quiet area of Wells-next-the-Sea. The cottage has been in the same family for over 30 years. Originally a barn, it was converted into 5 cottages in 1849.

With modern touches and the recent addition of a brand new conservatory, this delightful property combines comfortable accommodation with historical character and unique period features. Situated within walking distance of the quay, the cottage is a convenient base for exploring Wells and the wider Norfolk coast.
The ground floor has a spacious living room with comfortable furniture, a feature fireplace and Smart TV. Games and books are provided. The compact kitchen has a fridge, electric fan oven, ceramic hob, kettle and microwave.

A washing machine and freezer are housed in the outdoor gatehouse, along with an additional wc.

The new conservatory is bright and inviting and leads out to the garden. It has a dining table & chairs, a radio and comfortable reading chairs. It's the ideal space to eat breakfast in the morning, soak up the sun in the afternoon and enjoy early evening drinks.
The first floor is reached via a traditional Norfolk winder stair, a steep, winding staircase typical of small historic buildings in the area. There are 2 bedrooms and 1 bathroom.

Bedroom 1 has a double bed with bedside table and lamp. The room benefits from a modern double glazed sash window. Bedroom 2 has bunk beds, ideal for children, plus a wardrobe.

The bathroom has a small bath with overhead shower, sink, bathroom cabinet and WC. It also has a modern double glazed sash window. The landing has 2 large storage cupboards including a wardrobe and shelves.

Old Barnyard Cottage can sleep up to 4 people, has gas central heating throughout and free Wi-Fi.

Please note that this Cottage is booked on a Saturday-to-Saturday basis only .

Outside Property

Entrance to the cottage is via an outdoor gatehouse, down the garden and through the conservatory.

The gatehouse has a separate toilet, sink, freezer and washing machine, and provides storage space for cycles, buggies and beach accessories. There's an enclosed lawn and patio garden with bistro table & chairs for 2.

Parking is free outside the cottage.

Surrounding Area

The cottage is located close to town being just a 5 minute walk to the Buttlands, a pretty leafy square, and Staithe Street, the main shopping street. A 10 minute walk takes you to the harbour where you'll find pubs & restaurants.

A swimming pool and other fitness facilities are just a 2 minute walk away.
Wells-next-the-Sea is a charming seaside town on the beautiful North Norfolk Coast, well known for its large sandy beach and colourful beach huts. At the harbour you'll find fishing boats at work, children crabbing on the quay and the town's most famous feature, the old granary building with its unmistakable overhanging gantry.

Every year Wells enjoys a traditional summer carnival, a week of family fun & entertainment including a carnival day procession around the town featuring floats & fancy-dress.
Nearby Holkham Estate is a wonderful place to visit, with walking trails, cycle hire, boat hire and much more. The elegant 18th century mansion, beautiful grounds, lake and deer park make Holkham simply unmissable.

Further afield you'll find the estates of Sandringham and Blickling with their stately homes and large parks, perfect for a grand day out. Houghton Hall is renowned for its contemporary art & sculpture exhibitions. Entry to Holkham, Houghton and Sandringham is free with a Historic Houses card.

Some of the finest birdwatching sites in Britain are in Norfolk including RSPB Titchwell Marsh, NWT Cley Marshes and Blakeney Point is home to the famous seal colony.
There's no shortage of fantastic dining options on the Norfolk Coast. Serving freshly caught seafood and locally reared meat, choose from fine dining restaurants, gastropubs or firm favourite fish & chips.

Within walking distance of Old Barnyard Cottage are two award-winning fish & chip shops on the quay French's and Platten'sand two highly regarded gastropubs on The Buttlands ,The Globe and the The Crown.

Along the coast you'll find farm shops and delis stocking the finest Norfolk produce, perfect for picnickers and hungry visitors. Don't miss the the summer food festivals and farmers' markets!
Outdoor activities include cycling, golf, paddle boarding and boating of all kinds, from kayaking and canoeing to sailing and seal boat trips. Several companies offer daily boat trips to see the seal colony and migrating birds at Blakeney Point including Beans Boat Trips and Bishop's Boats.

No trip to Norfolk would be complete without a long walk to soak up the scenery, whether it's on the Norfolk Coast Path, through a countryside estate or along the beach - take your pick!
