This beautiful traditional Norfolk flint, brick and pantile barn was once the village smithy in the hamlet of Cockthorpe, up the hill from Stiffkey. Converted into a gorgeous holiday home and used regularly by the owners this must be one of the most characterful properties available.

Accommodation comprises one ground floor double bedroom and a single loft bedroom, with a large open-plan beamed living room containing two new sofas & wood burning stove; plus dining area with superb Victorian dresser, attractive rugs and original landscape paintings. Also a conservatory porch with small sofa and chair for sundowner drinks. Living areas have floorboards and rugs for that attractive country style; bedrooms are carpeted.

Modern kitchen with dish washer, bathroom with bath/shower, and central heating; WiFi fibre broadband internet; Smart TV and CD, plus a collection of vinyl from the 70's-90's. All the main living areas including the double bedroom are on the ground floor allowing easy access for the less mobile. A separate wing is reserved for the owner's occasional use; we leave one car in one side of the car port, with ample room for two guest vehicles.

Weekly lets and mid-week breaks only, no week-end short breaks except off-season. Please EMAIL us for further information and availability. Note this is an open-plan country cottage in the countryside, with high beams, wooden floors with rugs and a feature flint wall - not a modern apartment or bungalow on an estate.

Outside Property

There is ample private parking and a large fully enclosed lawned garden with trees and shrubs, as well as fenced wildlife pond and summer house. Large terrace with a BBQ and west facing patio for sunset views, with outdoor table & seating.

Set well back from the road through the hamlet of Cockthorpe, which is a working sheep and arable farm, down a track that leads to the common and the River Stiffkey, from where one can reach the coast path and salt marshes. The property is very quiet with much more outside space and garden than most cottages, yet has neighbours on one side so is not remote or insecure.

Surrounding Area

Stiffkey and Morston marshes, Wells beach, Walsingham and Blakeney quay all within a few miles. From some village walks one can just see the sea in the distance. Boat trips to see the seals can be booked at every high tide; and the bird reserve at Cley is easily accessible. Good shops can be found in Holt and Wells plus village shops in Binham, Blakeney and Stiffkey. A fine selection of country pubs are dotted around many of the villages in the area, most of which serve good food. Holkham Hall is only a few miles away. Every village has a charming flint-built church, and the beautiful ruins of Binham Priory which still contains the parish church, is only a couple of miles away down the hill. Away from the pretensions of Burnham Market and the mass tourism of Cromer and the Norfolk Broads, this area of north Norfolk is a gem.
