A warm welcome and a comfortable, relaxing stay awaits you in this stylish, open-plan holiday cottage for two, completed in April 2016 to a high specification. Little Birches overlooks Roydon Common National Nature Reserve, borders Sandringham Royal Estate and is just 15 minutes drive from the coast. There are three pubs in walking distance and circular walks from the door. One well-behaved dog welcome (£10 - £25 per week depending on size).

Little Birches is an annexe style property, attached to but independent of the owners' home. It is bright and airy, with tiled floors throughout and consists of:

Open-plan living area: Three seater sofa and footstool, flatscreen TV/DVD with freeview, dining table and chairs, selection of books, maps and DVDs. Well-equipped kitchen with induction hob, electric cooker, microwave, toaster, dishwasher and refrigerator with ice box.

Bedroom: King size bed with side tables and lamps, wardrobe, chest of drawers, flatscreen TV and floral cotton bed linen.

En-suite shower room: Glass-fronted cubicle with power shower, vanity unit basin, heated towel rail and WC. Fluffy white towels.

Modern electric heaters in living area and bedroom. Electricity, wi-fi, bed linen, towels and tea towels included.

Check in from 3pm and check out 10am. We will do our best to accommodate an earlier check in when possible.

Strictly no smoking.

Short breaks (three days or more excluding Christmas and Easter) please enquire. Please note we work on a Saturday to Saturday seven night basis during the summer months.

Outside Property

Your self-contained, secure rear garden with east facing patio is accessed directly off the bedroom for you to enjoy breakfast or coffee in the morning sun. Return from your day out to enjoy the afternoon and evening sun on your own west facing patio at the front of Little Birches, with views over Roydon Common; you may see a barn owl while enjoying your evening drink.

Surrounding Area

Roydon is a friendly, rural village close to the Sandringham Estate, just 10 minutes' drive from the medieval town of King's Lynn and 15 minutes from the north Norfolk coast (area of outstanding natural beauty) with fabulous, unspoilt beaches. Roydon Common is a national nature reserve and international site of special scientific interest - a haven for wildlife enthusiasts, walkers and birdwatchers, along with the reserves at Snettisham (with its famous flights of pink-footed geese) and Titchwell close by.

Whether you come for country walks, the stunning coastlne, Norfolk flint-built villages, excellent pubs, chic shops, historic buildings or to see the Royals at Sandringham in January, you won't be disappointed!
