Pippins is furnished in a traditional and comfortable style. The beamed living room has large double doors looking out onto the patio and further out to the main garden. The bathroom has both a bath with shower and a separate walk in shower. There is full central heating and hot water under your control (nothing for you to do except turn up the thermostat!) from a biomass boiler and a wood burning stove for a warm winter glow.
The galley kitchen has a dishwasher, washer dryer, microwave, ceramic hob and full oven together with all the usual kitchen equipment. Beds are deep pocket sprung.The living room has a 32 inch TV with freeview and a separate DVD player. Wifi is available although reception may be patchy. Arrive Friday pm depart Friday am. One small dog only please.

Pippins is set privately near the main house in tranquil grounds in the countryside on the edge of Coltishall. It has its own sunny private patio area with umbrella and table, garden furniture with cushions and with views out onto the main garden and full access to the main garden at any time. There is ample and safe private hard surface parking beside the cottage for your vehicles, boats and bicycles - this large parking area is not used by anyone else..

Coltishall / Horstead lies on The Broads at its highest navigable point inland (boat hire at Wroxham nearby) and has 5 pubs (one on the river's edge) all serving good food and all within a 20 minute walk from Pippins. There is also a smart country house hotel for special dinners, a Thai restaurant and a fish and chip takeaway! There is a good delicatessen, independant butcher and greengrocer. The narrow gauge Bure Valley railway is a few minutes walk away with regular services to Wroxham and Aylsham while Norwich is 8 miles by car or bus.
