Known as Wisteria for the wisteria plant that grows up the east facing wall.

Wisteria is set about 50 yards off the Holt Road as you leave Briningham. It is approached up a private drive lined on either side by a beech hedge. There is plenty of parking and a garage - available for bike storage etc. The garden is completely enclosed and is secluded, sheltered and not overlooked.

There is a striking entrance hall with plenty of glass which allows natural light into the property and is a great place to sit on a sunny day.

Wisteria has two bedrooms which are both ensuite. Bedroom 1 has a kingsize bed and an ensuite shower room. Bedroom 2 has twin beds and an ensuite bathroom with additional shower.

The kitchen, dining area and sitting room are open plan and there are glass screens and French doors opening out to the terrace area and garden.

The kitchen is very well equipped - to our usual standards - high quality crockery and cutlery and cooking ware. Ceramic hob and double oven. Full size dishwasher. Full size deep freeze.

The sitting area is cosy with comfy leather sofas, some novel chairs, large screen tv and dvd. The glass screens in the sitting area look out to the garden and open on to a terraced area with outdoor furniture. The terrace area is east and south facing.

There is a separate utility room for boots and coats equipped with a washing machine/tumble dryer.

Wisteria is heated by oil fired central heating. Wifi is available. It is decorated to the same high standard as our other properties - carpeted bedrooms, lined curtains, fully tiled bathrooms, cotton bed linen, thick towels. We aim to maintain our high standards of cleanliness - we have consistently been awarded Gold Awards by the Tourist Board.

Wisteria is available out of season for short breaks.

Bed linen, towels, bathmats, tea towels, heating and wifi is all included in the price.

Wisteria is an ideal base for a family of four to come and stay during the holidays - particularly as it has a very large, enclosed garden. Equally ideal for a couple or two couples - wanting a quiet week in North Norfolk. We are surrounded by excellent gastropubs and other great places to eat - all within easy driving distance.

We accept pets - at a small additional charge and at the discretion of the owner. There is access to private walks on our 500 acre farm - direct from the property..

Outside and garden

3/4 acre of garden - quiet, secluded, enclosed and not overlooked. The garden is an ideal space for children wanting to play hide and seek or football on the lawn. There is a terrace are with outdoor furniture and BBQ. There is plenty of parking space and there is storage in the garage for bikes etc.

Surrounding area

Briningham is an ideal spot for exploring the North Norfolk Coast. 7 miles to Blakeney and 4 miles to Holt. It is a 20 minute drive to Cromer and about 25 minutes to Holkham. Briningham is a quiet, rural village - a perfect base - without being on the busy coast road. Briningham is surrounded by a number of excellent pubs and restaurants all within easy driving distance - alternatively take a walk to Hunworth on via Countryside Stewardship Access and eat at the Hunny Bell before meandering back. The popular market town of Holt is easily accessible - for all amenities and some great shopping too! Melton Constable is only a mile away for other basics - if you don't fancy getting in the car!
