Downstairs is predominantly open plan and includes a south facing 18' centrally heated garden room with part glazed/part tiled roof. It includes both a 3 & 2 seater sofa plus 2 single chairs and double doors that open out onto the patio. There is a cosy sitting room with both 3 & 2 seater sofas and catch-up TV. A separate dining area follows through into the spacious kitchen which accommodates dishwasher, combi-microwave, cooker and large american style fridge freezer. There is a downstairs bathroom with toilet and bath. The utility room houses the washing machine.
Upstairs are 3 bedrooms plus a shower room with toilet. The master bedroom comprises king size bed, fitted cupboards and large picture window with beautiful views over the garden and fields beyond. The twin bedded room also has a large picture window, a small wardrobe and fitted cupboard. The third bedroom has mid size bed, cupboard & hanging space.
The large sunny and enclosed south facing garden backs directly on to sweeping fields.
Enjoy the views from the bottom of the garden or head straight out the back garden gate and stroll the footpaths across the fields.
There is plenty of garden furniture and a spacious patio for al fresco dining including a Weber barbecue. There is a croquet set and boules available for use.
During the winter hear flocks of geese flying to and from their roosting sites whilst in summer listen to the meadow pipits and enjoy the mellow evening sun.
Sanderlings is set well back from the road and hence is very peaceful despite being centrally located. It has ample parking for 4 cars - or a boat ! A real bonus in the ever popular Burnham Market. There is also a shed available to park bikes.
Sanderlings is situated in the picturesque georgian village of Burnham Market which is located in an area of outstanding natural beauty.
A mere 2 miles away is the stunning North Norfolk Coast with it's myriad of beautiful walks, including the breathtakingly lovely Holkham beach and the photographers paradise, Burnham Overy Staithe.
If sailing is your pleasure, then enjoy exploring the local estuaries and staithes of Brancaster, Burnham Overy and Blakeney. Otherwise be challenged by the golf courses at Brancaster, Hunstanton & Cromer.
If you enjoy roaming the elegant stately homes, Holkham, Sandringham, Oxburgh and Felbrigg will satisfy your desire and all within an easy drive.
Alternatively walk out the front door and explore the local countryside and the 7 chuches of the Burnhams, taking in the birth place of Lord Horatio Nelson at Burnham Thorpe.
Birdwatchers - well just prepare to be overwhelmed with Titchwell and Cley just down the road.
It is 2 minute walk to the village green and one of north norfolk's finest hostelries, the Hoste. Burnham Market can also boast a local butcher, fishmonger, post office and grocer as well as boutiques, art galleries and an amazing hat shop. If you wish to leave the car behind jump on the Coast Hopper bus, which runs through Burnham Market, and visit all the coastal towns from Hunstanton to Cromer.
