Overview of Duffields House & Barn:
Duffields House is Enjoy England Four Star Gold rated landmark property in the heart of the highly desirable village of Brancaster. This spacious brick, flint and chalk house has historic use as a bustling shop, and has recently been converted for modern day living into a stunning contemporary home, with completely new fittings and fixtures throughout. Duffields retains its old charm, and provides a superb blend of both old and new with a layout designed to suit modern life for both couples and families alike.
The newly constructed two bedroom cottage, Duffields Barn, is located at the back of the large plot, reached via the shared driveway, but completely seperate and private to Duffields House. This is a brand new contemporary space with vaulted ceiling, open plan lounge, kitchen diner with log burner and two king-size ensuite bedrooms.
Duffields House and Barn have shared private access from the main road through a five bar white gate and off-road parking for 3 cars.
The main door is to the rear of the property and you walk into a porch area with ample room for boots, coats and storage. There is a downstairs toilet with heated towel rail and a snug or children's den/office with settee, desk and chair, TV and DVD player with freeview and wifi.
The large open plan kitchen/dining room is reached through double glass doors from the hallway and encompasses the whole of the front of the house. This light and airy room is extremely well appointed and all appliances are brand new. The kitchen itself is bespoke with painted wooden units, solid beech work surfaces, an induction hob, butlers sink and fully integrated appliances including fridge, freezer, dishwasher, microwave and double oven. There is a small breakfast table with two chairs inside one of the two bay windows, whilst the other half of the kitchen is used as a dining area and is dominated by a large table, which will easily seat 8 people.
The downstairs is further complimented by a large, bright lounge with French doors opening directly onto the garden. The new three-piece suite, including 'L-shape' sofa creates seating for at least 8 people, with a flat screen TV, DVD player with freeview and a jetmaster open log fire. We also provide a selection of games, books and DVD's for your entertainment should you want to stay indoors.
The first floor principle bedroom has a king sized bed with dressing area including built-in wardrobes, a dressing table and chair and a luxurious en-suite bathroom with walk-in shower. This room further benefits from access to a very large, private south-facing balcony with stunning views over the fields beyond and lounger chairs to relax and enjoy the sun's warming rays in the summer. The perfect place to stargaze and see the night sky in all its glory!
There is a second generously proportioned double room with limited edition artwork and brand new furniture including an extremely comfortable double bed, plump bedding and pure wool throw. There is plenty of storage, including a built in wardrobe, a chest of drawers, bedside tables and a 2 chairs. This room is next to a large family bathroom with free-standing roll top bath, a walk-in shower, chrome heated towel rail and plenty of storage for all your toiletry essentials.
To the second floor are an additional two double bedrooms, each with twin beds (3 feet each), plentiful storage and chairs. These rooms overlook the countryside and fields to the back of the property and are incredibly peaceful rooms, designed for use by children and adults alike.
The property was converted September 2014, specifically for use as a premium level holiday home. The property is extremely private, with outside space and two en-suite king size bedrooms.
The cottage has a relaxed Scandinavian feel, with lots of light, a vaulted ceiling and log burner. The open plan living perfectly complements the requirements of modern day living and comfortably provides enough space for one family, or two couples.
Duffields Barn also has private access from the main road through a five bar white gate and down a shared gravel drive between Duffields House & Barn. The Barn is accessed via the front garden gate, and you walk into the stunning open plan living space with white washed wooden floors, log burner and vaulted ceiling. This room incorporates the lounge, kitchen and diner and is an extremely well appointed space with brand new appliances. The kitchen itself has a large fridge freezer and fully integrated oven, dishwasher and washing machine.
To the right of the kitchen is the dining area with white-washed table, table bench to the rear and two chairs to easily seat four people. This open plan area is further complimented by a new three-piece suite, comfy chair and footstool and wall mounted flat screen TV with DVD player and freeview satellite. We also provide a selection of games, books and DVD's for your entertainment should you want to stay indoors.
The principle bedroom has a new king sized bed with hand-made bespoke wardrobe and tallboy. The bedroom also has bedside tables, a chair and bedside lights with French doors leading to the garden. The other door in the bedroom leads to the en-suite bathroom which is a surprisingly large space incorporating a full size 'L' shape bath and shower.
There is a second generously king-size bedroom with chest of drawers, coat stand and bedside tables. This room leads to the second en-suite bathroom which is again newly installed with neutral tiles and a walk in shower.
Duffields house & barn provides unlimited wifi access for its guests, freeview satellite television and a wide selection of books, dvd's and games. Towels and bed linen are provided and there are washing and drying facilities within each property including a clotheshorse, iron and ironing board. We even provide a couple of beach towels!
The house and barn are fully doubled glazed with oil fired heating in the house & state of the art electric central heating in the barn. Each property has a log fire/burner, which makes them super snug and warm in winter.
Duffields is a Friday changeover (or Monday for short breaks outside of school holidays).

Duffields House has a fully secure, private south facing sunny garden with its own bay tree, roses and hydrangeas and large patio with table and chairs. The garden has a stunning addition of a large first floor roof terrace; a glorious sun trap. The roof terrace is fully enclosed and comes equipped with outside furniture to make the most of the space by day and night.
The garden also has a BBQ and to the rear of the garden is the 'Garden Room', a large secure space independent from the main house which houses washing and drying facilities. There is plenty of further storage space for bicycles and/or other beach, walking and sports equipment which you may wish to bring with you.
Duffields Barn has a full enclosed, private front garden, with patio door access from the main bedroom and front door. This is a shingled, sunny space with a table and chairs and barbeque in the summer months. The garden also has an outside 'store' for additional storage.
There is off-road parking for 3 cars in total, and plenty of additional free parking spaces immediately on the road to the front of the main house..
Set in an unrivalled position within Brancaster village with very close proximity to the highly acclaimed gastropub The Ship and a short 500m walk to Brancaster's beautiful sandy beaches.
The house is also within 200 yards of the village post office, shop, social club, tennis court, football pitch and a large children's playground.
Additional attractions in Brancaster village include Golf at the Royal West Norfolk Club, kite surfing, windsurfing and kite flying on Brancaster beach and sailing at Brancaster Staithe. Not forgetting the Seals at Brancaster Beach!! It is a walker's and dog lover's paradise with sandy beaches that stretch for miles and the Norfolk Coastal path which runs the length of the salt marshes along a picturesque boardwalk location in Brancaster. For bird lovers, the closest bird watching is in the next village at RSPB Titchwell.
Norfolk is a perfect location for foodies, and Brancaster is no exception to this. A multitude of fresh fruit, vegetables, fish and mussels can be bought locally in the village, including the Fish Shed famous for its wonderful fish selection, which now sells bread and fresh produce. If you are looking to eat out locally, you can choose from the superb Ship Hotel, The White Horse (one of the country's most talked about Gastropub's) with stunning views of the marshes, and the much loved Jolly Sailors which is great for children. There are a great many gastropubs in the area to choose from including The Orange Tree at Thornham and Marco Pierre-White's The Lifeboat Inn. Thornham Deli is a good breakfast stop with children's area.
