The Kitchen has all facilities including a dishwasher, food disposal sink and water filter, this overlooks the river through a picture window.

There is a utility area with a washing machine and freezer by one of the rear doors.

There is also a well-equipped games room with a snooker/pool table, darts board and a games console with games.

The lounge has an open log fire and makes for a great communal area or cosy winter warmer.

The dining table will seat 8 and leads to a conservatory on the back of the house with its own large sofa bed.

Over the dining area is a mezzanine floor with another sofa bed.

Outside Property

The gardens are laid to lawn with mature shrubs and patios to the front and rear of the house.

The rear garden has a small patio with a table and chairs adjacent to the private Hot Tub decked area.

The front patio has an open view towards the river with a table and chairs. the front patio is a great place to relax whilst watching passing boats with open fields as a backdrop.

The drive is laid to shingle and will easily hold 3 cars with a turnaround and lighting.

At the bottom of the drive and over a single-track road is the private quay deck, this can be used in season for fishing, sunbathing or accessing the private day boat.

Surrounding Area

Located on the bank of the River Yare just south of Norwich. The property is in a rural location but only a 200 metre walk from a great pub with food. Great place for walking and cycling with very little traffic.

Within an hours cruise, the boat can pass several riverside pubs or be tied up at Norwich yacht station by the Norwich riverside complex at the entertainment heart of the city. Within walking distance from here, you could access most of the City, including the best shopping in the region.

A 10-minute cruise with Collette in an Easterly direction gets you moored up outside The Ferry Inn. The Inn is a great place to eat with family inside or outside, watching the world go by on the river.

The Moorings gives the feeling of rural peace in a tranquil setting, although, you are only a 15-minute car ride from Norwich City and all it has to offer.
