Windsor lodge offers a secluded rear garden and patio, complete with pleasant conservatory and a shingle drive to the front for ample parking.

ACCOMMODATION
Downstairs:
• Large lounge with two sofas, TV and DVD
• A large well equipped kitchen & breakfast room with pine table and chairs. The kitchen includes a larder fridge, freezer, washing machine and dishwasher.

Leading off from the kitchen is a conservatory opening into the garden laid to lawn.

Upstairs:
• A large double aspect bedroom with 5’ bed, fitted wardrobe and TV.
• One 4’6” Double bedded room with fitted wardrobe.
• A single bedroom with fitted wardrobe.
• A bathroom with power shower.

The cottage is open for the following months at the rates shown below:
June: £400 per week
July: £550 per week
August: £550 per week
September: £400 per week

ABOUT THE AREA
Close by and within walking distance there is a local pub, a min market / post office, children’s playground and the village church.

Docking is situated approximately ten minutes drive from Brancaster beach with both Wells & Hunstanton close by, all with lovely sandy beaches.

With Sandringham and Holkham Hall, Titchwell RSPB, golf and sailing all very local, Docking serves as a perfect base for a holiday break.

The village of Docking is situated in scenic countryside near the charming town of Burnham Market, and Brancaster beach is only 4 miles away.
North West Norfolk offers unspoiled countryside, long sandy beaches, famous nature reserves and, above all, a real chance to relax and get away from it all.
Throughout the countryside you will find friendly pubs, antique shops, local markets and of course Sandringham House, Holkam Hall, Houghton Hall and so much more.
Docking has a cosy country pub called the Railway Inn, which serves superb home cooked food. There is an excellent village store (with post office) only a very short walk away - opens 8 am -10 pm.
At the other end of the village, approximately fifteen minutes walk, is a tasty fish & chip shop and also the Pilgrim’s Reach restaurant. If you prefer to catch your own fish you can book a fishing trip and cook it fresh in the cottage kitchen, or invite Rick Stein!!

Docking is an ideal base from which to explore all that North West Norfolk has to offer.
