· Large living room - French doors open onto large enclosed south facing garden.

Open fireplace, electric log effect fire, plus
electric convectors, oil fired central heating as required.

Television and DVD player,also portable cd player radio.

Bathroom with bath,overhead shower ,toilet,wash basin and razor point.

For those not requiring central heating a separate immersion heater is available.


DOWNSTAIRS BEDROOMS.
One double bedded room and one room with two single beds. Both bedrooms have basins. Furnished with wardrobes, dressing tables, chests of drawers . All beds have electric blankets.


UPSTAIRS
· Large double bedroom accessible by extending loft laddernot suitable for young
children or elderly, double sofa-bed in living room for those not wishing to use loft
bedroom.Loft bedroom has an opening velux window in roof and is very light, airy and
comfortable, with dressing table, drawers, bedside cabinets, electric blanket,
convector heater, hanging space for clothes.

HEATING.
The central heating is charged at £30 per week extra, and must be notified at the time of booking.

Children & pets are very welcome.

Outside Features

Roslyn has it's own large private and secluded south facing garden, which is totally enclosed and very safe for
guests with young children and pets.

There is garden furniture and a barbeque.

It has a large lawn, mature trees and shrubs, and is always full of birds and other wildlife.

There is ample parking for at least three cars.

Blakeney sealbird sanctuary, walks, sailing, fishing, cycling birdwatching, golf, lovely beaches all nearby.

Sheltered by Blakeney point, the Village of Blakeney is one of the most picturesque in Norfolk. Crabbing off the quay is a popular pastime with children.
In the evening the sun sets over the creek, creating some truly breathtaking views.
Seal trips take holidaymakers to Blakeney Point, although they mostly leave from Morston the neighbouring village along the coast as the channel in Blakeney is now very silted. You can see the seals as they bask on the sand of Blakeney point.
Blakeney regatta takes place on the last weekend in July each year, with hundreds of people coming together to participate in (or just watch) a fantastic array of swimming races, tug-of-war across the creek, and of course the infamous greasy pole competition.

Blakeney is located on the North Norfolk Coast, just North of the small market town of Holt.
This part of the coastline has been designated an Area of Outstanding Natural Beauty ANOB and the marshes and wide open spaces around Blakeney make it a haven for migratory birds and wildlife.

Blakeney used to be a small port, but is now a quiet village and provides an ideal location for a family holiday. There are two hotels, a number of holiday cottages to rent, and several B&Bs.

The village has a strong identity, and is a thriving and active community. There is a small supermarket, butchers, fishmongers, and chandlers, pubs and a post office as well a range of shops for holidaymakers
