Inside the property

Primrose Barn is part of Flaxman's Farm, a complex of six cottages and a farmhouse built in 1700 around an open courtyard. This Grade II cottage is tucked into the corner of traditional brick and flint buildings and provides beautiful holiday accommodation all year round.

First floor:
The open plan kitchen, dinning and sitting area is upstairs under a stunning vaulted roof with original beams and windows that overlook both the front and rear of the property. The living area features also a wood burning stove in full working condition. Brand new 32'' freeview flat screen TV, DVD recorder and Freesat also available

The fully-equipped kitchen has a Stanley Range Cooker which provides the hot water, central heating and cooking facilities. There's also a dishwasher, fridge-freezer, microwave, electric toaster, kettle etc

Mezzanine:
Access to a small but beautiful oak balcony with cast iron table and chairs, and from there to the large secluded rear garden.

Ground floor:
The master bedroom is spacious and comfortable with a brass king size bed and a fitted wardrobe. It also contains a small reading corner and a desk, as well as a 21'' flat screen TV and DVD. The double-aspect room has access to the patio area through small french doors.

The second bedroom, also dual aspect, has two cast iron single beds and fitted wardrobe.

The bathroom includes a roll top cast iron bath and a power shower with a shower enclosure.

Facilities:
Television, free-sat, dvd player, ipod dock, range cooker, dishwasher, microwave, washing-dryer and hair-dryer.

Because we want you to enjoy the house at its best, we do not allow smokers.

Well behaved dogs are very welcome.

Our change-over day is SATURDAY.

Outside and garden

Primrose Barn is approached from a gravel driveway that gets into a large car park.

At the rear of the property, there's a good size private garden with a patio area, bbq and furniture. At the front, there's also a communal courtyard which makes the barn safe for small children.

Surrounding area

Primrose Barn is adjacent to the National Trust Property of Felbrigg Hall and it is strategically situated between the rolling North Norfolk countryside, historical Norwich, and the acclaimed Norfolk Broads. It's also just minutes away from Sheringham Park and the beach at Overstrand is only 4 miles away.

Other famous coastal locations such as Holkham, Wells-next-the-Sea or Blakeney are just a few miles away.
