The accommodation comprises two guest bedrooms upstairs, and two guest day rooms downstairs. All are furnished to a very high standard in a friendly cottage setting. More complete details of the accommodation and facilities can be found on my web site by clicking on the button above the pictures

The Lily room has a very comfortable 5ft king size double bed and a luxurious en-suite, with a gorgeous power shower and high level heater. The Anemone room has a 6 foot king sized bed, which can be changed to two 3ft twin beds if you so wish. It also has a modern en-suite facility. Both rooms have their own staircase and offer complete privacy. Modern Freesat television is provided, together with comprehensive drinks facilities. The rooms are double glazed, centrally heated and fully equipped.

Downstairs there is a beautiful lounge equipped with settees and reclining chairs. There is a television and a wealth of local information. The room is exclusively for the use of guests and does not double up as a dining room. There is also a dining room which often doubles up as a games room or computerwork room . This room is also private to guests. It contains an extremely comprehensive range of teas, coffees and chocolate drinks and drinking facilities. There is also a chiller for your use which I stock with fresh milk.

You have your own front door and key, so you can come and go as you please

While singles and couples travelling together are of course welcome, the accommodation is ideal for two couples travelling together or wishing to meet up, as they have access to two rooms to meet and socialize with their friends other than in their bedroom.

Breakfast is included, which I can provide to suit your needs, from Full English, to something lighter. Only the best and healthiest ingredients are used.

Wireless internet access is available.

Outside Features

There is a private off street parking space for your car opposite the house, and a patio garden in which, in summer, you may relax at the end of a busy day.

Location

Merchant's Barn is well located for bird watchers as Wells lies between the bird reserves at Cley and Titchwell and is within access of those at Snetisham , Welney, and Pensthorpe.

The accommodation is also perfect for walkers as there are many walks nearby, including Peddars Way and the Norfolk Coast Path which passes near the cottage. This walk is well worth undertaking as it passes through marsh edge, sandy beaches and pine woods. If you wish I can help move your luggage from the previous or to the next stopping point.

Wells beach is truly a gem of the Norfolk Coast. A row of picturesque, brightly coloured beach huts sit in between the pine forest and the 4 mile stretch of golden sand, some of which are available to hire.
The beach is part of one of the largest nature reserves in the country, and despite its enormous popularity with families from around the UK there is always plenty of space to find a lovely spot to spend a day enjoying the surroundings. Large outcrops of sand dunes separate the main body of the beach from the sea at low tide, though you should listen out for the siren which warns of the rising tide, to avoid being cut off by the tide as it comes back in through a creek that cuts across the beach.

The beach itself is over a mile from the town of Wells itself, and although you can drive down to the dedicated beach car park, many visitors choose to take a ride on the Wells Harbour Railway, a miniature light railway service which runs back and forth from the town to the beach itself.

Wells quay has an abundance of cafes, shops and arcades which in the summer are bustling with families making the most of the seaside experience, whilst closer to the beach the Pinewood holiday centre provides activities such as lake boating, trampolining and crazy golf.

Wells has a large choice of hotels, pubs and restaurants and there are plenty of holiday cottages to rent, and places offering Bed and Breakfast.
