LITTLE ORCHARD

Simple, light and comfortable, Little Orchard is a haven in the heart of one of the North Norfolk coast’s finest villages, with walks from the door, Cley Marshes bird reserve just over the hill and the beach only a 10 minute walk away. Set back from a quiet lane, surrounded by gardens and backing onto fields, it is only 500m in one direction from the centre of the village with its windmill, delicatessen, smoked fish shop, pottery, gallery, restaurants and pub and in the other from the 14C Church, the village green and a second pub.

The cottage is warm and double-glazed throughout with oil-fired central heating. The bedroom floors are carpeted, the other floors wood or tiled. With private parking for at least 3 cars, it’s a non-smoking house and sleeps 67 plus travel cot.


Ground-floor
-- Entrance Hall with room for coats and boots and access to the bathroom, kitchen and garage
-- Kitchen -- walk-in larder with dishwasher, gas cooker, microwave, toaster and under-counter fridge with 3* freezer compartment. Washing machine and tumble dryer in the garage.
-- Dining-roomconservatory with French doors opening onto terrace and back garden.
-- Sitting room with wide windows facing south and west, TV and wood-burning stove.
-- Bathroom -- bath, shower over, basin and wc
-- Double bedroom with ensuite shower seat and handrail, basin and WC, ideal for visitors who prefer to avoid stairs.



First floor
two bedrooms with dormer windows and sloping ceilings and a washroom in between:

-- Twindouble bedroom with two beds which can be linked together to make a large double. There is also a third bed in this room.

I’m sorry we don’t accept smokers or pets. Children are very welcome, but you should be aware that the pond in the garden is deep and could be dangerous to young children so you bring them at your own risk.

Cley–next–the-Sea is an unspoilt Norfolk village and at one time was the centre of a thriving port community but over a number of decades the entrance to the village from the sea became silted up and the marshes increased in size making it a natural sanctuary for the numerous birds which visit it throughout the year. The sea is now held back beyond the marshes.
The National Trust administer this area which is designated one of outstanding natural beauty and attracts ornithologists from all over the country. The charm of the area is its complete unspoilt character where life is leisurely and is suited to people who require a peaceful holiday away from the crowds.
The village has 'a number of small shops and there is a limited public transport service to the larger towns of Holt, Cromer and Sheringham — the latter having two good golf courses.
The village has a beautiful village green, next to the magnificent church.
