Inside the property

Just off Beach Road, Brancaster at the end of our private lane. Footpath from door to the wondrous beach and its glorious sunsets - or stay at home and sit on the West facing deck and watch the sun go down and the stars appear! The cottage is flanked by its own 10 acres, ensuring absolute peace............

Walk along the footpath from the garden gate, through our land and on to the beach - less than half a mile, or go t'other way to The Ship gastro pub and restaurant (Chris Coubrough's - famed on the telly as the Flying Kiwi chef!) and (with my very secret discount code!) you will enjoy a 20% discount off all you eat and drink whllst here..... Don't forget to ask me for the code.....

Guests arrive/ depart on Saturdays. If you bring your dog, he or she has the services of his own free, tame, vet. Tots have use of the pull along wagon to take them and all their gubbins to the beach. Supply of buckets and spades...

The rooms
West facing (ah the sunsets and and stars!), farmhouse style - convivial. 13' concertina glass doors giving panoramic views to the West, sunsets and birds - many of them kind enough to visit our two feeding stations! You will see marsh harriers overhead.

Large rustic pine table easily seats 8. Cooker with two electric ovens, large 5 ring gas hob and long electric plate. Microwave oven, dishwasher, American style fridge freezer. Ceramic two bowl corner sink. Larder. Central island with loads of cupboards and wine rack. Hand painted Farrow and Ball units. Original parquet flooring.

The kitchen is extraordinarily well equipped for you chefs! From china to cutlery to cooking utensils, woks and food mixer - we even sport fish and asparagus kettles! If in doubt, ask!

Continues on to large entry area with dresser, desk and leather chesterfield.. 5' French doors facing West. Coat stand. Back lobby and cloakroom to East with radiator with room for dogs, coats and boots. ** Free first call veterinary advice** if required from owner-vet, should you bring your dog - who can happily sleep in this dog-friendly area.

Shower room with powerful shower, basin and loo..Heated towel rail, tiled floor. East facing window.

Large Sitting room, with clear view across marsh and skies to west via 8 foot opening concertina doors panoramic views... no houses, no roads, just nature, same as kitchen. Tall window to East. Three leather sofas - one two seater and two x three seater - one with two recliner sections to put your feet up!. 42 inch plasma television, DVD - even an old video player for children's favourites! Lots of board games. Woodburner.

Bedrooms
The bedrooms are simply decorated and furnished and cosy. All newly refurbished to a high standard. All with thermostatically controlled CH radiators.

Master bedroom. 6' scrumptious bed. Ensuite shower room with basin and loo. Fitted wardrobes. Dressing table. Bedside tables and lamps. Television with ipod docking station. Large window to East - looks out onto one set of bird-feeders....Lie in bed and watch the gold finches!

Bedroom 2. 5' bed, very comfortable. Low wide cottage style window. South facing. Roof light. Wardrobes, tallboy, chest of drawers. Dressing table and mirror. Bedside table and lamp

Lovely en suite family bathroom with huge bath and separate shower. Loo and basin with cupboard under. Washing machine and dryer hidden within large cupboard.

Bedroom 3. Pretty room with similar wide cottage windows. South facing. Victorian pine wardrobe with drawers. Roof light - lie in bed and watch the stars from this one! Fantastically comfortable small double - 4' - bed.

Bed 4. Huge window, West facing with views of the marsh. Two very comfortable 3' beds - or can be used as one 6'. Chest of drawers etc. Doubles as reading room if you do not need the beds.

Christmas
We had a lovely stay thank you and enjoyed walks to the beach and gorgeous meal at The Ship - a bit indulgent on Christmas Eve! The property worked very well for all of us and our dog and allowed my sister some privacy when she wanted it.
The location is wonderful and the property very well catered for. It had everything we needed

The entire site lies within a Conservation Area,
Area of Outstanding Natural Beauty and abutted a designated SSSI, Ramsar site and SPA to the north and west.

Little Saltings in Brancaster was built by a former Director General of the Ordnance Survey who knew what he was doing! Sitting within a 10 acre site in an AONB, with the Norfolk Coastal path passing through it, Little Saltings enjoys panoramic views to RSPB Titchwell to the West, fantastic sunsets, and the sea to the North.
His objective was to provide a cosy retreat which optimised the surrounding natural beauties. He succeeded and we have built upon this and lovingly refurbished Little Saltings.

At the end of a secluded private lane with a farm track to the marshes (and around our land) beyond. Out of the house, turn right along the footpath and then on the bank above the marshes and you are soon at the beach! In summer, lie back at night on the steamer chairs and enjoy the fantastic stellar views with zero light pollution!

In the other direction, it's a 5 minute walk to Chris Coubrough's gourmet restaurant at The Ship.... Stop Press. My guests now enjoy a 20% discount when dining and supping at The Ship..... remember to ask me for the code!.

It is an idyll of nature - geese and harriers overhead, finches, long tailed tits, dunnocks, thrushes, jays, woodpeckers and rarer in the garden where bird feeders abound.
Heaven for families with children and/or dogs and the closest house to Brancaster's glorious beach - walk there along coastal path from garden gate. Private lane, zero traffic and dogs get own, tame, and free, vet! Idyllic, flanked by its own 10acre wildlife have.
