ABOUT IVY FARM COTTAGE
This traditional flint walled village house, over 250 years old, is ideally located in the centre of Mundesley village next door to the post office and within walking distance of all the village stores and pubs. Next door to Gold Park, it is 3 minutes walk to the beautiful award winning 'Blue Flag' beach which is often deserted even in high season. The beach is extremely clean and well looked after with a permanent lifeguard patrol in the season. It is ideal for children.
Decorated & furnished to a high standard, the house is ideally suited for one or two couples, and children, as it has a completely enclosed walled cottage garden at the back.
We try to ensure there are basic items such as tea, coffee, sugar, salt & pepper plus soap and toilet paper in the house for you when you arrive.
THE HOUSE
The house is approached through a gate and path bordering a pretty garden.
Entrance hall with traditional wooden settle, through to kitchen.
Kitchen:
Fully fitted kitchen, gas hob and electric oven, fridge, freezer, microwave, coffee maker, dishwasher, washing machine and all equipment & utensils. Door and windw out to garden.
Pantry:
There is a small walk in pantry fully stocked with crockery and kitchen implements. An iron, ironing board and vacuum cleaner are also stored there.
Dining Room: Large pine dining table & chairs seats 6 people, antique chair, sideboard, fireplace, CD Player. Door and window out to garden.
Lounge: Traditional cottage-style furniture, 2 comfortable sofas, coffee table, writing desk with chair, further antique chair, fireplace, colour TV, video, Sony Playstation 2 which also doubles as DVD player, CD minidisc player, books magazines and games. Window out to garden.
Stripped wood stairs up to first floor:
Past airing cupboard to Bathroom: With wooden floor, freestanding roll top bath with shower attachment, WC & wash basin, large chandelier over bath, full size mirror on open brick wall. Sash windows over garden.
Along landing to Bedroom 1: Wooden floor, extra large king-size bed, bedside tables and lamps, original built-in wardrobe, chest of drawers & mirror, armchair. Large sash window over garden.
Along landing to Bedroom 2: Wooden floor, brass bed, bedside table and lamp, dressing table & mirror, original built-in wardrobe, chest of drawers and 2 chairs. Large sash window over garden. On a clear day it possible to see the sea from this room!
Bedroom 3: Next to bedroom 2 is a third bedroom with a bunk bed sleeps 2, bookshelve and lamps. Sash window over front garden.
OUTSIDE
Garden: The garden is completely enclosed, and walled on two sides. It is laid out with four beds and lawn in the middle. From mid-May to early Autumn there is a constant display of flowers in bloom. In one corner is a teak table and four chairs ideal for drinks and dining outside. There is also a Weber barbeque which guests are welcome to use.
OTHER INFORMATION
Included in price: Electricity and gas. Please feel free to use all books, magazines, games, radios and local information sheets in the house as well as all the extras such as umbrellas, spare wellies etc.
Linen: Bedlinen is included. Beds have duvets, mattress protectors and 4 pillows each.
Towels: Please note that towels are NOT included.
Pets: One well-behaved cat or dog welcome!
