Grange Farm is an eighty-five acre farm with paddocks, water meadows and woodland. Horses graze all year round and cattle and sheep have summer grazing on the meadows. Guests are welcome to explore the farm on foot and the local lanes are quiet enough for safe cycling.
Grange Farm is situated in a picturesque river valley, a mile from the centre of Erpingham. We offer a 17 th century farmhouse and the single storey conversions of its traditional farm buildings. All houses have oil fired central heating.

ACCOMMODATION
The Farmhouse
This seventeenth century house has been sympathetically modernised to retain its very special character. It has one double bedroom with an extra single bed, a twin bedroom with an en-suite lavatory, and a third bedroom with two single beds. The large bathroom has both bath and separate shower.
There are two reception rooms with televisions, one with a DVD player. The spacious dining kitchen has an Aga, electric cooker, fridge-freezer, microwave and dishwasher. There is a downstairs cloakroom and utility room with washing machine and tumble drier.

The Piggery.
This cottage has a large living room with kitchen dining area at one end, a double bedroom, and a spacious twin room with a wash basin.
The piggery has a bathroom with bath and separate cubicle shower, microwave, full size cooker, dishwasher, washing machine, television and DVD player.
The cottage also has a ramp for wheelchair access.

Turnip House And Bullock Boxes.
These adjoining properties each have a large living room with kitchen dining area at one end. They each have a double bedroom and a bunk bedroom. Both have a bathroom with over-bath shower, microwave, full size cooker, dishwasher, washing machine, television and DVD player.


SWIMMING POOL AND FACILITIES
Guests in all properties have access to the swimming pool, which is in its own building in the garden. The depth of the pool ranges from waist deep for adults at the shallow end to about 2.5m at its deepest.

We have a walled barbecue area with barbecues, and a nearby childrens' play area provided for guest use. All properties are provided with garden furniture, and the entire garden is available to all guests.

GRAZING AND STABLING
Grazing and stabling is available in the adjoining yard if you wish to bring your horse.
We have an all weather manege, with show jumps.

We have a covered parking area for cars.
We do not allow pets other than horses
