Originally the cottage was the village saddlery and, whilst it retains its romantic old world charm, it has been equipped with modern amenities to make life more comfortable.
Full central heating and the wood burning stove, along with double-glazing at all windows, make the cottage warm and cosy, particularly during cold winter months.
GROUND FLOOR
- Sitting room: A room full of character with feature beams and plenty of comfortable seating around the inglenook fireplace with its wood-burning stove, bookcase stocked with a wide range of books, chest of drawers containing a selection of games and puzzles, 32inch flat screen digital TV, DVD player and video player/ recorder and a wide range of videos and some DVDs including ones suitable for young children. Windows at the front and French doors to the rear that open on to the terrace and lawn make the room very light with lovely views.
- Snug: A small sunroom leads off the sitting room and provides an excellent suntrap. It has double French doors opening on to the front garden terrace.
- Kitchen/Dining Area: The kitchen is equipped with double sink, ample storage units and working area, fridge with ice box, dishwasher, Neff double oven, ceramic hob, ample crockery, cutlery and cooking utensils. In the dining area a French door opens out on to the rear garden terrace.
- Utility Room: A room leading from the kitchen is equipped with an automatic washing machine, microwave, freezer a further working area and wash hand basin.
- Shower Room: A separate shower room with a wc and basin
- Bedroom 1: Off the sitting room is a single bedroom with a chest of drawers, built in wardrobe, and shelves stocked with more books and games for visitors.

• The cottage will be cleaned and ready for your arrival and in winter months the central heating and hot water will be switched on.

• The wood-burning stove will be laid ready to light. Some logs and firelighters are provided. Further supplies of logs are readily obtainable in the locality.

Gardens: Large landscaped garden at both the front and rear of the cottage with lawns and terraced areas near the cottage. There is a raised deck area in the rear garden ideal for gin and tonic and enjoying the fantastic sunsets. Ample garden furniture including chairs, table, large umbrella and a BBQ is available.
Parking – There is ample parking for up to 5 cars on the drive at the side of the cottage.
The cottage is located in Great Bircham, a small village equidistant between Hunstanton and Burnham Market, and within easy reach of the many beautiful beaches of North and West Norfolk.
It provides an excellent base for walking and cycling in unspoiled countryside and for bird watching as it is close to the RSPB reserves of Titchwell and Snettisham.
The lavender fields are also close by at Heacham.
The cottage is situated in the centre of the village close to all local amenities. Within 200yards of the cottage there is a post office and the Village Shop run by Great Bircham Foods, which is the food retail arm of the Sandringham Estate. It sells fresh beef, all the basics such as milk, bread and newspapers as well as homemade meals , cakes, cheeses and wine. Opposite the shop is the King's Head Hotel that is an excellent pub/restaurant that offers 5% discount for guests at Flint Cottage on all food and beverages when dining there plus takeaway food any day of the week (check King's Head website for full details)
The famous Bircham Windmill is about half a mile away and it is the only windmill in the area open to the public and visitors can climb five floors up to the fan stage. Its bakery sells freshly baked bread and it has tearooms, cycle hire and farm animals that all are very popular. In addition it offers a wide range of activities and workshops (including bread making) for all the family.
Within 3 miles there is a very good local supermarket at Docking and a Tesco store at Hunstanton. Opposite to the cottage is a playing field equipped with swings etc.
