ACCOMMODATION
Downstairs:
The spacious lounge has a working open fire, two comfortable leather sofas and leather chair, a widescreen TV with digital freeview, a DVD player and CD radio player.
The well equipped kitchen has an electric cooker, refrigerator freezer and microwave oven. The washing machine is situated in the utility room along with the oil boiler which provides constant hot water and central heating to all rooms. There is also a separate downstairs cloakroom located in the utility room.
Off the kitchen is a conservatory which has a dining table and chairs and also two large comfortable chairs.
French doors lead onto a patio with garden furniture and the enclosed rear garden.
Off the lounge leads a traditional Norfolk cottage stairway which is winding and narrow but has a banister rail. This may make the property unsuitable for people with mobility problems.
Upstairs:
Off the landing are 3 bedrooms and the bathroom. A large double bedroom with sea views, smaller double bedroom and a single bedroom. In the bathroom is the upstairs toilet, wash basin and roll top bath with hand held shower.
The rental includes bed linen and towels (please bring your own beach towels) and utilities (electricity, hot water and central heating but not fuel for the open fire). Tea, coffee, sugar, milk and biscuits are provided. There is a selection of books, DVDs and board games. Very comprehensive information folders of things to see and do.
Dogs are welcome by prior arrangement. NO CHARGE. For the comfort of all our guests we ask that they are not allowed on the furniture or beds.
Also for the comfort of all our visitors NO SMOKING within the cottage.
The maximum number of guests is 5 which includes children and babies.
Short breaks for a minimum of 3 nights outside summer school holidays.

Outside there is a patio with garden furniture and a pretty enclosed rear garden.
Car parking: For one small or medium sized car off road parking is available to the rear of the cottage. This is accessed via a passage to the side of the cottage which at its narrowest is 6 ft 6 ins wide. Parking for larger vehicles is available at the side of the church, about 50 yards from the cottage.
The cottage is located in the centre of the coastal village of Trimingham which is designated an area of outstanding natural beauty. Trimingham lies between Cromer which is 4 miles away and Mundesley which is 2 miles away, both have blue flag award beaches. There are plenty of local walks using 'quiet lanes' and public footpaths. The village has a shop, bar and restaurant and swimming pool at Woodlands Park within walking distance of the cottage.
Local attractions:
The Norfolk Broads at Stalham and Wroxham. The Old Vicarage Gardens at East Ruston. Bird watching.
National Trust properties such as Blickling Hall, Felbrigg Hall, Sherringham Park and Blakeney Nature Reserve. Sandringham and Holkham Hall.
The sandy beaches of the north and north east Norfolk coast. The lovely blue flag beach at Mundesley and superb beach at Overstrand are a couple of miles away, just a few minutes by car. Also Cromer with its blue flag beach and pier.
The steam railway, seal trips and market towns such as Holt are all within easy reach. The city of Norwich with its Catherdral, market square, cobbled streets and indoor shopping centres.
Attractive local walks make use of designated 'Quiet Lanes' as well as public footpaths.
