THE COBBLERS operates as a guest house for most of the year, but is available for self catering lets for a minimum of 3 nights at certain periods.

The accommodation sleeps 14 in permanent beds, mobile beds can add a further three berths. The dining room table can seat 14 adults, with a side table for youngsters.

ACCOMMODATION
8 bedrooms in total, 5 double en-suite rooms one of which has a single bed as well, 2 single en-suite rooms, and 1 single room with private bathroom. En-suites have shower and loo, all rooms have colour TV, and coffee/tea making facilities. Rooms will be made up on arrival, but not serviced during your stay. One double and one single are on the ground floor, however there are no lifts.

The Cobblers is fully centrally heated and double glazed, and has a fire/smoke detection system throughout.

Car parking is in our own off street car park 8 spaces available, A lounge with a birding/natural history library and a broadband internet connection on the computer. This room has seating sofas & armchairs for nine with additional chairs in the conservatory adjacent. A card table and traditional games chest is provided. The open fire maybe used and the initial supply of logs will be provided.

The kitchen equipment includes a two fan ovens, a 5 ring stove, dish washer, washing machine, fridge/freezer, pots, pans, cooking utensils, microwaves, crockery and cutlery etc. Fine bone china and elegant glassware can be provided at additional cost and increased deposit.

The garden is available and includes a deck with large canopied table which can seat 12 10 chairs provided, lighting and infra-red heating, and a barbeque can be provided by arrangement.

Pets are strictly by arrangement.

First night supplies will be provided if requested.

Arrival and departure times are In at 5pm, and out at 11 am, but can be discussed.

There is car parking for 8 vehicles beach huts can be hired on Wells’s magnificent beach.

Location

The Cobblers position in Wells allows walking to local restaurants and hostelries in the evening. There are many renowned restaurants and pubs within a few miles to provide evening alternatives.

THE COBBLERS is situated close to the quay and town centre in Wells-next-the-Sea and is ideally positioned for exploring the birdlife, walking the coastline, and flora & fauna of the north Norfolk, relaxing on Wells’s excellent beach, or just enjoying the easy nature of North Norfolk’s way of life.

Wells beach is truly a gem of the Norfolk Coast. A row of picturesque, brightly coloured beach huts sit in between the pine forest and the 4 mile stretch of golden sand, some of which are available to hire.
The beach is part of one of the largest nature reserves in the country, and despite its enormous popularity with families from around the UK there is always plenty of space to find a lovely spot to spend a day enjoying the surroundings. Large outcrops of sand dunes separate the main body of the beach from the sea at low tide, though you should listen out for the siren which warns of the rising tide, to avoid being cut off by the tide as it comes back in through a creek that cuts across the beach.

The beach itself is over a mile from the town of Wells itself, and although you can drive down to the dedicated beach car park, many visitors choose to take a ride on the Wells Harbour Railway, a miniature light railway service which runs back and forth from the town to the beach itself.

Wells quay has an abundance of cafes, shops and arcades which in the summer are bustling with families making the most of the seaside experience, whilst closer to the beach the Pinewood holiday centre provides activities such as lake boating, trampolining and crazy golf.

Wells has a large choice of hotels, pubs and restaurants and there are plenty of holiday cottages to rent, and places offering Bed and Breakfast.
