'Candlemas' is a very comfortable, newly refurbished and spacious single story dwelling sleeping eight with a further 4 in detached garden room. Kitchen area has touch-control hob with oven under, microwave and dishwasher, under-counter fridge and extra fridge-freezer. Utility room with washing machine and extra loo. Dining area with 8' pine table, seating 10. (another table for extras) Furnished for comfort with log burning stove, (extra comfort for winter lets) fully carpeted, with comfortable seating area in sitting room that faces south with large patio windows and door overlooking outdoor swimming pool and garden. TV/DVD in sitting room. Gas central heating. Great house for Christmas, winter as well as summer!

Bedroom one. Double bedroom with ensuite shower, sink and loo. t.v. Flexible bed arrangement - twin beds that pushed together form kingsized bed, made up ready for you-
Bedroom two having two single beds - can form kingsized bed - and further single bed for third occupant. Please inform of your selection.
Bedroom three has double bed .
Bedroom four is small with a single bed.
Bathroom with bath, loo and shower.

Sorry, we don't provide cots etc. as we feel it is best for safety reasons that baby has his-her own.

Please note that pool heated from May to September and then closed down for winter months.

Hand and bath towels are provided, but please bring swimming and beach towels. All beds made up - please advise whether twin beds or kingsized are required.

Changeover is Saturday, arriving at 3.30 p.m. depart at 10 a.m.

This is a non-smoking house, so visitors are asked to smoke outside.

Altogether a most comfortable, attractive and worthwhile holiday home. NOTE: You don't have to have a large party to enjoy this home

Outside Features

Step out from sitting room to fenced patio with outside table and chairs. Gated steps up to outdoor swimming pool, 20' x 11' x 4' deep - no deep end. Water heated to take off chill. Please note it is not bathwater warm!

The self contained detached garden studio room is about 40 paces from the house and flanks the swimming pool. This sleeps up to four - one double bed and two singles. It has a shower, loo, basin and small kitchenette area with sink, microwave, kettle and some crockery ideal for snacks and breakfasts. This is not suitable for young children on their own, but is ideal for responsible teenagers, or adults who want to get away from the crowd.

The Rainy Day or Activity cabin at the end of the garden is a wonderful 20 x 20ft carpeted space. Great room for the adults and kids to chill out in. Board games provided. Comfy sofas and chairs - even a couple of beds doubling up as couches which can be used for sleeping if house bed configurations don't suit. Plenty of books for bookworms. Exercise bike for those who like to keep active.

Two large fish ponds and filtration systems containing koi but due to pool and ponds, please note that while children are very welcome, the owners cannot be responsible for any accidents - parents to be responsible for their children at all times. Please also note pool shuts down Sept. onwards.

Location

Heacham village boasts two beaches and comprehensive shops, takeaways, restaurants, pubs etc. and is an ideal location to set out from for holiday pursuits. Near to Sandringham. the Queen's Norfolk home, and Hunstanton with Seaworld, and many other excitements to explore. We also have Heacham Lavender shop and distillery nearby - a must to visit if you like the perfume - lots of purple fields. We are also on the flight path for the thousands of pink-footed geese flying overhead morning and evening in the winter months - a wonderful sight.

Low tide at Heacham affords some spectacular views across the flat, sandy beach. The beach itself is backed by sand dunes in places, while further down the beach is a wide promenade with a row of traditional beach huts.

Heacham is one of the main producers of Norfolk Lavender, and the nearby lavender farm, Caley Mill is well worth a visit.

The village of Heacham itself has a good variety of pubs and restaurants, as well as a tea room and a fish and chip shop. Nearby, the larger seaside town of Hunstanton has a wealth of shops as well as the local Sea Life Centre, which is well worth a visit.

Heacham has 2 beaches and a promenade that accesses Hunstanton, a great walk on a fine day or to watch the sun set over The Wash.
Heacham is mid-way between the RSPB reserves at Snettisham and Titchwell.
