No 1 Beau Rivage is a 3-bedroomed, end of terrace house, sleeping up to 6.

The house suits families looking for a superb location with outstanding views but who are not concerned about immaculate Home & Gardens interior decoration & furnishings. The house provides good facilities for a comfortable & practical holiday, including a dishwasher, tumble drier, books & toys, TV, DVD, VHS.

Its superb position right by the River Glaven offers views from every window; Cley Windmill, towards Blakeney Point, across Cley Marshes, to Blakeney, Wiveton and up the Glaven Valley.

Ground floor:
Front sitting room * see photo *: spacious room with somewhat old-fashioned decor. Sofa, chairs, bookshelves, gas fire winter only

TV & dining room: 2 seater sofa, chair, open fireplace, oak dining table for 6, oak dresser, toy cupboard, flat screen TV, DVD player: archway and doorway into kitchen.

L-shaped kitchen *see photo* : ordinary kitchen with small breakfast area seating 4, dishwasher, microwave, large fridge, electric oven: 4 ring hob, deep freeze. Functional kitchen units, 2 x windows - one overlooking River Glaven, one down into rear garden and to Cley Windmill. Steps down to rear lobby, WC and to back door & leading out through garden.

Utility room, rear lobby: Functional space with sink, drainer, tumble drier, clothes rack, hooks, WC. Rear door to back garden - main access door to cottage.

First floor: Upstairs floors are painted floorboards with rugs.

Bedroom 1 *see photo* : Sunny, large, West facing twin with basin, large wardrobe and cupboard, armchair. Windows overlooking River Glaven and views to Wiveton.
Note: only this room has independent access from landing, as others are interconnecting. This is the largest bedroom.

Bedroom 2: Access off stair landing to Twin bedroom, with access through this room to Bedroom 3 and to the bathroom. Two small windows facing marshes with unrestricted views across marshes to Blakeney Point, Cley beach, birding areas etc. Wardrobecupboard. Due to access through room, best suited to children.

Bedroom 3: door from bed 2 to small double room with wonderful corner aspect & very comfortable standard size double bed. Windows facing Cley Marshes on one side, Glaven & Windmill on the other. Small table, wall pegs, no wardrobe. NB. This is a small room and ideal for cosy couple or single adult!

Bathroom: door from Bed 2 to standard bathroom, traditional bath, WC, sink. No shower.Shelves, pegs. Electric heater. Hot water by immersion heater.

Note: access from landing to both the double bedroom and to the bathroom is through Bedroom 2, the middle twin bedroom.


Gardens:

Enclosed & walled private garden at rear with a small lawn, fruit trees and planting providing a sheltered and secluded place. Plastic table and chairs provided. Access through gate directly onto Windmill area & Coastal Path. This is a really lovely spot to enjoy evening sunsets and birds over the marshes & river.

We have a narrow parking space within rear garden suit small hatchback only. Additional unrestricted parking directly beyond garden on the land by the Windmill. Note all access to the house is via the back garden, Windmill side.

Non-smoking accommodation. NO PETS.

Cley–next–the-Sea is an unspoilt Norfolk village and at one time was the centre of a thriving port community but over a number of decades the entrance to the village from the sea became silted up and the marshes increased in size making it a natural sanctuary for the numerous birds which visit it throughout the year. The sea is now held back beyond the marshes.
The National Trust administer this area which is designated one of outstanding natural beauty and attracts ornithologists from all over the country. The charm of the area is its complete unspoilt character where life is leisurely and is suited to people who require a peaceful holiday away from the crowds.
The village has 'a number of small shops and there is a limited public transport service to the larger towns of Holt, Cromer and Sheringham — the latter having two good golf courses.
The village has a beautiful village green, next to the magnificent church.
