WELCOME
Cheryl and Bob welcome you to Armeria, a large detached house located between the saltmarsh and open countryside in the delightful North Norfolk coastal town of Wells-next-the-Sea.

OUR ROOMS
We offer our guests three light, airy, modern bedrooms, all with en-suite bathrooms, tea/coffee making facilities with biscuits, (flatscreen digital) television and access to a phone socket for a computer.
All rooms have a fire/smoke detection system and there is emergency lighting to illuminate the staircase. We aim to make you feel at home and so of course you have access to your room in Armeria, the conservatory and garden at any time.

· East Hills Room
This luxurious super kingsize room, with either superking or twin accommodation, looks over to the creeks and saltmarsh, Wells’ famous East Hills. the sea beyond and early risers will see the glow of dawn in the distance. The south window looks over our large private garden and the fields beyond. The brand new en-suite bathroom comprises a large shower cubical, Villeroy Bosch wash basin and toilet with soft close seating, shaver socket, quality lighting and mist free mirror.

· Saltmarsh Room
This splendid sunny kingsize room, with either kingsize or twin accommodation also looks over to the creeks and saltmarsh to the sea beyond with a view of the glow of dawn in the morning. The brand new en-suite bathroom comprises a large shower cubical, Villeroy Bosch wash basin and toilet with soft close seating, shaver socket, quality lighting and mist free mirror and a second view to the marshes and sea.

· Garden Room
This quality double room provides magnificent views of the garden and countryside. Incorporated within this suite is a spacious bathroom comprising a bath, shower, shaver socket and plenty of natural light.

BREAKFAST
Fruit Juice – apple, grapefruit, orange or pineapple
Fresh fruit, choice of cereals or grapefruit segments in natural juice, yoghurt.

Cooked breakfast:-

· Eggs – prepared according to your preference
· Arthur Howell’s smoked back bacon and Wells sausages
· Grilled tomatoes
· Fried mushrooms
· Baked beans
· Hash browns

For those who prefer fish:
· Smoked salmon with scrambled egg
· Smoked haddock with poached egg
· Kippers

To finish:
· A choice of locally baked breads, toasted, with homemade preserves, jams and marmalades
· A choice of Teas or Coffee

We are happy to cater for you by prior arrangement.

Breakfast is usually served at 8.30am although it is sometimes possible to make alternative arrangements with advanced notice.

PARKING
Armeria offers extensive off street parking with room for boats/canoes/kayaks and sheltered provision for cycles and motorbikes.

ABOUT THE AREA
Armeria is a fantastic base from which to explore our bustling seaside town with its quaint shopping street, busy quayside and long sandy beach, sheltered by a belt of pinewoods.

Watch the day’s catch being landed, walk the coastal path, cycle the countryside tracks starting beside our home or dabble in the creeks as they meander through the saltmarshes.

Wells is an ideal spot for artists or those interested in water sports including sailing, boating, paddling canoes and kayaks and water skiing.

Birdwatchers will find nearby world class bird watching reserves while others may take an interest in visiting our many stately homes or historical churches.

There are opportunities to play golf, tennis, pitch and putt, swim or simply do nothing and watch the changing scene from Armeria as the tide flows.

Tourist attractions close by include Norfolk Lavender, the Real Ale Shop, travel by steam train and Big Blue Sky which sells only Norfolk produce and is within a stone’s throw of Armeria.

Wells and its neighbouring villages offer an excellent range of hostelries and very good restaurants specialising in local fare like crabs, samphire, mussels and lobster.
